How fast can office carpet be back in use?
With low-moisture cleaning (VLM, or encapsulation), the carpet is usually dry and back in use in about 30 minutes to 2 hours. That’s why it’s our everyday method for businesses: we can clean a lobby or a row of offices and have people walking on it the same day.
When the carpet needs a deeper clean, steam cleaning (truck-mounted hot water extraction) takes about 1 to 3 hours to dry. We plan those jobs so the drying time falls when the space is empty.
Can you clean carpet after hours or on weekends?
We can schedule around your hours where we can. Evenings and weekends work well for a lot of offices, shops and churches, because the carpet can dry while nobody’s there. Tell us your hours and your busy days when you ask for a quote and we’ll work out a time that fits.
When does commercial carpet need steam cleaning?
Low-moisture handles routine cleaning well. Steam is the pick for:
- Heavy soil in entries and main walkways that haven’t been cleaned in a long time.
- Greasy soil tracked in from a kitchen, a parking lot or a shop floor.
- Spills and spots that have soaked in, and any pet urine in a rental.
Many buildings get both: steam for the worst traffic areas and low-moisture for the rest. Our steam vs low-moisture guide explains the trade-offs.
Can glue-down carpet and carpet tile be cleaned?
Yes. A lot of commercial carpet is glued straight to the floor or laid as carpet tile. Too much water can work down into the adhesive and the seams, so low-moisture cleaning is a natural fit. When we do need to steam a glue-down area, we keep the moisture in check and make sure it dries.
How often should a business clean its carpet?
It depends on foot traffic. A busy entry, a restaurant dining room or a church lobby may need attention every few months, while back offices and conference rooms can go longer. Regular low-moisture cleaning keeps soil from grinding into the fibers, which helps the carpet look better and last longer.
Ask us about a maintenance schedule. We can set up regular visits for the high-traffic areas and less frequent ones for the rest.
Do you clean carpet in rentals and make-readies?
Yes. Property managers and landlords call us between tenants to get carpet clean before the next move-in. Move-outs often mean heavy soil and pet spots, so those usually get steam. If you need more than carpet, like a full clean of the unit, see janitorial and make-readies. For pet odor in a unit, see pet urine and odor removal.
How do you get an office ready for carpet cleaning?
A little prep lets us spend the visit cleaning instead of clearing floors:
- Pick up boxes, bins, papers and cords that sit on the carpet.
- Roll desk chairs and small tables out of the main walkways if you can.
- Tell us about any spills or spots you know about, and what was spilled, so we can pre-treat them.
- Let us know which doors and areas we can use, and whether an alarm needs to be set or turned off.
- Plan for foot traffic to stay off the carpet until it’s dry. With low-moisture, that’s usually 30 minutes to 2 hours.
What kinds of businesses do you clean carpet for?
- Offices and professional suites
- Retail shops and showrooms
- Churches: sanctuaries, classrooms and fellowship halls
- Restaurants and their dining rooms
- Apartments and rental houses
